A member of our staff will meet you at the property at the time agreed. Should you wish to view more than one property. We can arrange this too.

HOW TO BOOK A PROPERTY
You will need to pay a holding fee to reserve the property. We ask for a holding fee of £200 per person. This will reserve the property for 14 days only. You must ensure you fill in our booking forms in this time to avoid losing your holding fee. You will need to supply the following information. You will be given a copy of the terms of the tenancy agreement.
• Booking form filled in full
• Guarantor details for reference
• Guarantors photo id and proof of address (utility bill)
• Signed guarantor agreement

TENANCY AGREEMENT SIGNING
Once the paperwork is returned and we are happy with the checks done, you will be invited to our office to sign your tenancy agreement. Please make sure you have photo id, passport, driving licence or bus pass.

 

  

 

 

DEPOSIT
A Deposit of at least £200 per person. Is due before after 14 days and on signing your agreements. Your deposit is secured in the Deposit Protection Scheme DPS.

WHY DO I NEED A GUARANTOR?
Each applicant will need a Guarantor. A guarantor is a person who agrees to pay the rent if the tenant is unable to pay. The guarantor will be responsible for the full term of contract if rent has not been paid. The designated guarantor will be need to sign a deed of guarantor form, along with 2 forms of id (home utility bill, of which has to be within the last 3 months) and another of which will need to be photo based (driving licence).
GUARANTORS & OVERSEAS STUDENTS.
Students will be asked to provide a UK based guarantor who will be responsible for any unpaid rent, damage or other charges that may become due. If you are an overseas student and you are unable to provide a UK based guarantor, we will need to discuss terms with you. Landlords may require more rent to be paid in advance and or a larger deposit to be paid based upon the specific circumstances. We would ask you to discuss your situation with us.

MOVING IN
On the day of your move in we will meet you at the property. We will hand over important documents:
• A copy of the valid gas safety certificate (where needed)
• Other safety certificates (where needed)
• Your copy of the Inventory schedule of condition
• Guide on management & who to contact
• Your keys
You have 7 days to dispute the contents of the inventory. If we do not here from you then the inventory will be deemed the true reflection of the property. Any adjustments made within the 7 days will be added to the office copy of the inventory which is used for the check-out of the property at the end of the tenancy. Please email any adjustments. This keeps a paper chain of evidence for yourself and also for us. We will get you to sign to say you have received the relevant documents and keys to the property.
